Our aim at Pro-Active Strata Management is to assist you in presenting your complex in the most noticeable manner. This ensures investors can achieve the best rental returns possible and all owners can realise the best possible sale price for their lot in the complex.
Efficient Maintenance Management
We have worked hard to gain excellent rapport with a suite of contractors who visit the complexes we currently manage. We would work closely with your Council of Owners to find the most suitable contractors to attend to your complex. Please see our attachment (B) for a sample of contractors we currently utilise. Our computer system enables us to produce well detailed work orders which are faxed or emailed to our contractors. We also utilise contractors who have insurance cover which assist in preventing your company being sued over any on-site injuries.
Financial and Other Reporting
We currently use STRATAMASTER software to manage our strata services. Our system offers a full range of reporting facilities to enable us to keep you well informed regarding the overall running of your strata company.
We provide financial reports to the Chairperson/Treasurer on a monthly basis. A Cash Management report is sent out within three working days after the end of the month. This report provides details of levy payments and arrears, expenses paid during the month and expenses which are still awaiting payment and it also provides information on balances in your Administrative and Sinking Funds. Our software provides a range of detailed financial reports and can be provided at any time to assist with the management of your complex.
Payment Methods
We provide easy payment methods for owners to pay levies using the DEFT system.
Payment Methods that are available:
- Credit Card Payments (Visa, MasterCard, Amex and Diners Club)
- Customer Initiated Direct Deposits
- BPAY
- Payment of Levies at Australia Post
- Cheques or Money Order by Mail
We do not accept Cash payments.
Communications and Dispute Resolution
Our Office uses modern electronic facilities to communicate with the Council of Owners and Owners of the Strata Companies. We currently encourage owners to contact our office using email or fax to enable us to have a written record of all correspondence. We are able to scan and email documents to owners using the adobe PDF format.
We have extensive skills to assist your complex resolving any disputes which may arise.
After Hours Service
We provide an after hours service for emergency situations at your complex.
Meeting Venues
We will provide a meeting venue for your Annual General Meetings if required and this is available after hours during the week days. We do encourage our Strata Companies to hold their Annual General Meetings on site as this assists in viewing problems or queries as they are raised at the meetings.
